WA Property Duty Has Changed, What You Need to Know

If you’re looking to buy property in WA whether it’s a home or vacant land make sure you’re across the new Dutiable Value Thresholds that came into effect from 21 March 2025.

These changes affect how much transfer duty (stamp duty) you’ll need to pay, based on your contract date and property value.

Home & Land Transfers
Metropolitan & Peel Regions
No duty up to $500,000
$13.63 per $100 for $500,001–$700,000
Max value eligible: $700,000
Outside Metro/Peel Regions
No duty up to $500,000
$11.90 per $100 for $500,001–$750,000
Max value eligible: $750,000
Vacant Land Transfers (All WA)
No duty up to $350,000
$15.39 per $100 for $350,001–$450,000
Max value eligible: $450,000

Key Points to Remember:
These thresholds apply to contracts signed on or after 21 March 2025
Transfer duty is based on the full property value, not your share
Earlier thresholds still apply for contracts signed before this date
